There is an increasing pressing need for affordable homes to be delivered in the London Borough of Newham. The Borough has a long waiting list of those requiring homes which is constantly growing. This is an issue recognised by the Mayor of Newham, Rokhsana Fiaz who made a manifesto commitment to start the construction of 1,000 genuinely affordable homes in the Borough by March 2022. As a result of this focus, LBN achieved the largest GLA grant allocation of all London Boroughs at the end of 2018 (£107m).
Red Door Living’s parent, Red Door Ventures, has an identified programme to deliver around 480 affordable homes. This presents a significant opportunity for growth for Red Door Living, providing always that the investment opportunities align with the company’s strategic objectives, Red Door Living has a unique opportunity to influence and obtain these homes.
The demand for genuinely affordable homes in Newham is real, with a waiting list of around 28,000 people who need a quality place to live. Red Door Living will use its exclusive relationship with Newham to let the homes it delivers to people on the waiting list via a nomination’s agreement. In addition to alleviating the housing pressures in the Borough, the quality of the homes delivered will have significant regeneration benefits and will impact positively on local communities.
Red Door Living’s objective of delivering homes at London Affordable Rent (LAR) will go some way to helping local people access good quality housing at affordable prices.
Overall, there is a great opportunity for Red Door Living to grow in a sustainable way. Red Door Living has immediate access to good quality housing from its parent, RDV, and also has access to the funding required to acquire these homes. Newham is an exciting place to start Red Door Living’s journey and provides ample opportunity for Red Door Living to contribute to fixing the housing crisis in this part of London.
